Harcourt Gardens Highlights The Power of Strong Interior Design

A recent survey by Hillarys found that 71% of homeowners were envious of the interior decoration and the possessions of their friends and family. This highlights the power of good interior design, particularly when it comes to selling homes, as the first impression is what ultimately counts as Strutt & Parker research findings that 76% of property purchasers believe that first impressions are everything when it comes to visiting a property. At The Harrington, the stunning new show home at Harcourt Gardens by Mulberry Homes which was unveiled on Saturday 16thJune, this lesson is very much in evidence. The superb interior design doesn’t just allow potential buyers to see what life could be like at Harcourt Gardens, but to feelit.

The Harrington is the centerpiece of the highly anticipated collection of 60 two, three and four-bedroom homes in Kibworth Harcourt. It demonstrates beautifully the superior standard of family living on offer at Harcourt Gardens. The open plan kitchen and family area blends indoor life with outdoor living, thanks to its generous size and French doors onto the rear garden. A large, separate living room and dining room demonstrate the flexible living and entertaining space. Upstairs, the four spacious bedrooms accompanied by 3 bathroomsevoke a sense of warmth and comfort.

Showing that property off online is also important. The same research found that 66% of people believe that first impressions are vital when viewing a property online. The finding is backed up by academic research from Cornell University and Bilkent and Middle East Technical Universities in Turkey, which discovered that the first impressions we form based on photographs continue to influence our perception even after seeing the real-life version. While the study applied to people, the lesson is just as relevant when it comes to property, particularly given that 95% of people search for their new home online.

Jill Lee of Designer Contracts, who dressed The Harrington at Harcourt Gardens, comments: “The design for the show home at Harcourt Gardens was intended to be an upmarket, sophisticated scheme with the appeal of modern family living to match its affluent surroundings. It was important that viewers could feel at home in the property right away, whether they were physically there or online.

“Homes of this stature now have a strong focus on the kitchen/dining/family area. The vast space in the show home gives plenty of scope for a comfortable environment where families can relax, so we used a chaise sofa with coffee table and large rug over the tiled flooring to give the home a lived-in, relatable feel.”

In terms of materials, sumptuous fabrics and statement pieces such as the grey elm wood sideboard and the large velvet sofas have created a luxurious feel, balanced by the subtle design of the wallpaper, which evokes a sense of calm relaxation, away from the stresses of family living. Upstairs, the feeling of warmth, depth and luxury created by the colours and textures continues, from the impressive bespoke headboard with copper detailing to the charcoal velvet used on the headboard, pelmet and cushions.

The overall design is aspirational yet achievable, which fits perfectly with the nature of the homes at Harcourt Gardens, according to Mulberry Homes’ Head of Sales, Kerry Jones: “The whole ethos behind Harcourt Gardens is one of providing a superior standard of family living. It’s about presenting families with properties that they can aspire to, while also making those properties a realistic and achievable goal. The Harrington show home is reflective of this and we are delighted to be able to share it with Kibworth Harcourt’s house hunters.”
